Apparently fall in Tennessee means pumpkin patches, mums, flannel, and approximately 400 photos of your toddler doing the exact same thing. 🍂😂

And I’m here for ALL of it.

One of my favorite things about this season of life has been discovering new places, making new memories, and watching Lily experience things for the first time.

It’s funny how much your definition of home changes over the years.

Sometimes it’s a house. Sometimes it’s a community. And sometimes it’s simply wherever your favorite little person is standing in a giant orange tractor tire. 🧡

First Step Steph is officially in Tennessee! 🏡💛

I’m so excited to share that I am officially licensed as a Mortgage Loan Originator in Tennessee, in addition to California.

Since moving to Tennessee, I’ve been building relationships, learning my local market, and continuing to do what I love most — helping people better understand their mortgage options and make informed financial decisions.

And an important distinction: many of the conversations I’ve already had with Tennessee homeowners have been educational — reviewing an existing mortgage, talking through equity, comparing refinance scenarios and break-even/ROI, or simply helping someone understand what they currently have. My Tennessee license now expands that relationship by allowing me to originate and handle Tennessee mortgage transactions as well.

The fundamentals of mortgage financing don’t suddenly become a completely different world when you cross a state line. Conventional, FHA, VA and even other nontraditional products remain my specialty & expertise — even if state-specific requirements, programs and guidelines can vary. My job is still the same: help you understand the numbers, the options, and whether making a move actually makes sense for you.

And for my California clients and Realtor partners — I’m not going anywhere. 😉 I’ll continue serving California just as I always have.
