Some clients become more than just a transaction.

I met this client back in 2016 at one of my first open houses. We didn’t do business together every year, but we never lost touch.

We stayed connected, followed each other on social media, talked throughout the years, and I continued inviting them to our client appreciation events.

Now, 10 years later, we’re working together again. 🙌

We used a conventional cash-out refinance on one of their investment properties to access the equity and use it toward the down payment on another property in the San Francisco Bay Area. For the new purchase, we’re using a DSCR loan, qualifying primarily based on the rental income.

In simple terms: using the equity from one property to help purchase the next.

But honestly, this story is about more than the loan.

It’s about relationships, staying connected, and being there when your clients are ready for their next move.

That’s the part of this business I value most. 🤝

Most people would see the red tag and walk away—and honestly, I understand why. 🏚️🔥

I’m not sharing this project to say, “Look what I bought.” I’m sharing it because real estate investing is more than polished before-and-after photos.

I’ll be documenting the numbers, financing, permits, repairs, unexpected problems, mistakes and lessons throughout this Elk Grove rebuild.

My goal is to help other investors understand how these projects really work—so they can recognize the right opportunity and avoid an expensive mistake.

Follow along and let’s see what this house becomes. 🏠🔨

Buying a home is a BIG decision, and you shouldn’t feel like you have to figure it all out on your own.

Your mortgage lender should be someone you feel comfortable asking questions, getting clarification from, and talking through your options with.

Ask about the rate.
Ask about the payment.
Ask about closing costs.
Ask about your loan options.
Ask what happens next.

There are no “dumb” questions when it comes to your home and your money.

The right lender won’t just help you get approved, they’ll help you understand the process and feel confident about your decision.

Thinking about buying? DM me “HOME” and let’s talk.

You don’t always need more leads.

Sometimes, you need a better system to handle the leads you already have.

Three things I believe every loan officer should have:

1️⃣ A CRM — so leads don’t fall through the cracks.
2️⃣ A mentor — because you shouldn’t have to figure everything out alone.
3️⃣ Marketing templates — so you can stay visible without reinventing the wheel every week.

And if you’re thinking, “I need all three…” that’s exactly why we put them together in one place.

If you’re ready to have the tools, mentorship, and marketing support to help you grow your mortgage business, reach out to us.

Let’s build your business with a system behind it, not just more leads.
