What if the home you can’t afford alone becomes possible when your family buys together? šŸ”

More families are looking at homeownership differently by combining resources, sharing housing expenses, and purchasing a home that works for multiple generations.

It might be parents buying with adult children, siblings purchasing together, or grandparents joining the plan.

And buying together doesn’t necessarily mean everyone has to contribute in exactly the same way. Income, down payment funds, existing equity, credit, and who actually goes on the loan can all be part of the conversation.

If your family has ever said, **ā€œWhat if we just bought a house together?ā€** it may be worth exploring the numbers.

California homebuyers are starting to ask a different question: What if we buy the house together?

I’ve been seeing more first-time buyers purchase with parents, grandparents, siblings, or other family members, combining resources to make homeownership more achievable.

For some families, it’s about affordability. For others, it’s about creating a home where multiple generations can live close, share expenses, and support each other.

And you don’t need to have the entire plan figured out before exploring the idea.

If your family has even started talking about buying together, I can help you understand how the financing could work and what options may be available.

Sometimes the dream isn’t one big house for everyone. It’s having your family right next door. šŸ”ā¤ļø

I’ve helped families explore creative ways to buy homes together while still giving each generation their own space and independence.

That could mean purchasing neighboring properties, buying a family member’s home, building a second home nearby, or creating a financing plan that uses the resources your family already has.

Multi-generational homeownership can look different for every family. The key is finding the right properties and financing strategy to make your version of the ā€œvillageā€ work.

Sometimes buying a home with family is really about building your village. šŸ”ā¤ļø

I recently helped a family complete a plan that had been years in the making.

The grandparents wanted to live close to their children and grandchildren, so the family found a creative solution. The grandparents built a custom home on the lot next door, and once it was finished, their children purchased the grandparents’ previous home.

Now they have separate homes, their own spaces, and family right next door.

Multi-generational homeownership doesn’t always mean everyone has to live under the same roof. Sometimes it means finding the right properties and financing strategy to keep everyone close.

Two types of buyers are shaping the next chapter of homeownership. šŸ”

First-time buyers are looking for a place to finally call their own, while more families are exploring homes that can comfortably bring multiple generations under one roof.

Different needs. Different priorities. Different financing possibilities.

Whether you’re preparing to buy your very first home or looking for more space for the people who matter most, planning your financing early can help you understand what’s possible before the home search begins.

That $6,000 wasn’t in the original plan. šŸŒæšŸ”

One of my clients’ parents recently built a custom home in beautiful Penryn near a protected wetland and wildlife area.

Because of the location, they had to hire a wildlife biologist to verify that the new construction wouldn’t disturb the protected pond or the wildlife living there.

That unexpected requirement added about $6,000 to their project.

It’s a great reminder that building a custom home can come with costs beyond the land, builder, and materials. Depending on the property, you may need additional studies, specialists, permits, or approvals before construction can move forward.

If you’re considering building near wetlands or another protected area, those potential costs should be part of your plan from the beginning.

Before you build your forever home, decide what ā€œforeverā€ actually looks like. šŸ”

A custom build gives you the opportunity to create a home around what you truly want, but it also comes with a LOT of decisions.

Floor plan. Architectural style. Finishes. Fixtures. Flooring. Cabinets. Lighting. And that’s only the beginning.

The clearer your vision is before construction starts, the easier it can be to make those decisions as the project moves forward.

So before choosing every detail, start with the bigger picture: What do you want your home to look like, feel like, and do for your lifestyle?

Thinking about building a custom home? I have a complimentary planner to help you start organizing your ideas.
