The 620 rule is officially outdated. 📉

I still hear people saying they are waiting to buy until their score hits that magic 620 number, but they are playing by the old rules.

Fannie Mae quietly updated their automated underwriting system late last year. They removed the hard credit score cutoff. Now, instead of an automatic "No" for being under 620, the system runs a comprehensive risk assessment.

Basically: If your credit score is lower, but you have other strengths—like solid cash reserves, a good down payment, or a strong rental history—you can still get an "Approve/Eligible."

Don’t disqualify yourself before we actually run the numbers. The algorithm is smarter now.

The 10% Cap: A Rare Political Consensus with a Hidden Cost. 🏛️

It’s not often you see the 47th President and the leaders of the progressive left sharing a stage on policy. They all want to cap credit card interest at 10%.

But here’s the "Economic Why" behind the pushback: Interest rates are essentially the "price" of risk. When you cap that price below the level of risk, the supply vanishes.

The Result: If a bank can't charge enough to cover the risk of a low-score borrower, they simply won't issue the card.

Instead of cheaper credit, we might end up with no credit for those who aren't already wealthy.

We’ve spent years hearing about everyone’s 2.5% rate, but the tide has turned. More homeowners are now in the 6% club than the sub-3% club.

Why it doesn't matter:

Equity Growth: You're still building wealth instead of paying 100% interest to a landlord.

Buying Power: Less competition from "rate-watchers" means more room for negotiation.

Refi Potential: You can always pivot when rates drop, but you can’t change your purchase price.
