Maryland’s new First Homes for First Responders and Teachers program can provide eligible first-time homebuyers with down payment and closing cost assistance equal to 5% of their first mortgage.

The lowest rate doesn’t always mean the lowest payment…

I hear this all the time: “I’m just going to wait until rates come down.”

And I get it. But rates are only one part of the equation. Home prices matter too.

Does that mean you should buy right now? Nope. It just means waiting for a certain rate doesn’t always save you money.

There’s no magic rate or perfect time to buy. It really comes down to what makes sense for your budget and your plans.

So before you decide to wait, run the numbers. That’s always the best place to start. 💗

The most common mistake!!

Not only do you want your financing completely buttoned up before the dream house hits the market, but you also need and deserve time to go through the numbers before your emotions get involved. If there’s one piece of advice that you learn from me, it’s please please please talk to a lender before you’re ready. Your experience will be exponentially improved if you do!!

When you’re house hunting, it’s easy to get caught up in the wish list. My advice? Think beyond the four walls.

Where do you want to grab coffee on Saturday morning?
How far do you want to drive to work?
Where will your kids play?
What do you want your everyday life to feel like?

Sometimes the “perfect” house isn’t the one with everything on your list.

It’s the one in the place where you can picture building your life. 💕
