Just because you’re a self-employed person does not automatically disqualify you from a mortgage nor does it guarantee that you’ll have a tough time qualifying for traditional financing.

It really all comes down to how many years you’ve been self-employed and also how your tax returns are structured when it comes to net income after any expenses/deductions that you’ve claimed. So many of the people that I have helped buy a home are self-employed!

We even have special mortgage products for those who some who are self-employed that don’t qualify for traditional conventional conforming loan. There are options out there! The biggest hurdle is that we do need to see at least two years history of self-employment with any of our options. Curious where you fit in? Reach out – I’d love to help!

It can sometimes feel like my focus is all documents and credit and structuring, but at the end of the day, I know that I’m helping you buy more than a house.

I think from my previous posts, you can tell that I love this season so much – especially the apples! My favorite place to go is Adams Fairacre Farms to see all of the bins of local, delicious varieties.

I came upon this recipe in the Ball cookbook for Apple Pie Jam and I just HAD TO HAVE IT. Follow along as I whip up a batch. Let me tell you – it’s delicious and only took me about an hour to make from start to finish!

I’ve never been one to stick to the basics and it’s no different when it comes to gardening. I love searching for heirloom or more distinct varieties of my favorite foods. ,

Peppers, but I can grow them purple? Sign me up. Zucchini, but it’s striped instead of full green? Yes, please! Life is too short to not try all of the fun things.

Of all of the seasons, living in the Hudson Valley during the autumn months is so dreamy. There is so much to do and the views and foliage are incredible! Living here is such a gift. Are you thinking of moving here or do you already live here?
