The reason most people don't grow their investment portfolio isn't opportunity, it's capital. Every dollar tied up in a down payment is a dollar that can't go toward the next deal. Investor Plus was built for exactly that problem. As little as 10% down on an investment property, no mortgage insurance on single units, short-term rental eligible.

If you've been waiting until you have enough, let's figure out what enough actually looks like. DM me.

Note: For qualified borrowers. Additional restrictions apply. Must meet all loan program and borrower requirements.

Mortgage rates continued to creep higher last week, helped along by rising oil prices and markets pricing in a possible Fed rate hike this month after Fed Chair Warsh's comments in Jackson Hole and stronger-than-expected jobs data.

This week features a focus on inflation, and if it comes in higher than expected it will pressure rates higher. Rates will also be influenced by oil prices, which continue to rise. It looks likely that mortgage rates will continue to creep higher unless something unforeseen happens this week.

โ€ข The Fed: Mortgage rates currently reflect about a 60% chance of a Fed rate hike this month, and if inflation comes in hot, that could increase. Mortgage rates rise ahead of actual Fed rate hikes, so if markets anticipate a hike after this week's data, it will push mortgage rates higher to end the week.
โ€ข Inflation data: Wholesale inflation data comes out on Thursday, with consumer inflation data on Friday. If inflation comes in hotter than expected, it could push mortgage rates up to end the week.
โ€ข Oil: If oil prices continue to rise this week, it will pressure mortgage rates higher.

First-time buyers, your remote job might give you a homebuying advantage you haven't thought about.

If you can work from anywhere, you can buy just about anywhere, too. And searching in a lower-cost area could mean more homes within your budget. It could also mean spending less on everyday things like gas and groceries after your move.

These states are some of the spots where your money may go the furthest, but they aren't your only options. Every state has pockets with better affordability.

A local agent can match your budget and lifestyle to a shortlist of areas, whether that's a new state or somewhere closer to where you already live. Let's connect and start building yours.

Sellers Outnumber Buyers Right Now

Buying soon? Youโ€™ve got more pull than you might expect. Right now, there are more sellers than buyers on the market. And that means sellers know theyโ€™ll have to give a little to get their house sold. Exactly how much negotiating power you have depends on where youโ€™re looking. So, letโ€™s chat about how much power you have here, then turn it into a set of keys.

Think New Homes Cost More? Not Right Now.

New homes may actually cost less than an existing home right now. And thatโ€™s opening up a window for you to get brand-new for less.

If you want a list of new home communities near you that are currently offering incentives or doing price cuts, letโ€™s connect. That way you have someone in your corner helping you get the best deal possible.

Most people think a newly built home costs more than an existing one. But right now, thatโ€™s actually backwards.

Everyone's been watching mortgage rates. But there's another trend buyers shouldn't overlook...

Every fall, the housing market tends to shift.

More homes hit the market. Asking prices often soften. And sellers are usually more willing to negotiate.

Those seasonal changes happen almost every year โ€“ and they can make buying a little easier.

Let's talk about whether those same trends are showing up in our local market โ€“ and what it means for you.

You've been lied to about the housing market. Here's what the data actually shows. ๐Ÿ‘‡

Everyone keeps saying now is the worst time to buy. But the numbers tell a completely different story.

"There's nothing in my price range."
Entry-level home inventory rose 4.5% year over year in June while luxury inventory fell 5.2%. More affordable homes are available right now โ€” and fewer people are competing for them. Source : July 29, 2026 /PRNewswire/ New Zillowยฎ data "Sellers are overpriced and won't budge."

Asking prices have dropped for nine consecutive months nationally. One in four sellers cut their price in June before a buyer even made an offer. Sellers are more open to negotiating on price, closing costs, and terms than they've been in years โ€” and Movement offers buydown options that sellers can fund as part of the deal to lower your payment early on. "I'll lose to investors every time."
Large corporate investors have largely stepped back after new federal rules restricted them from buying existing housing stock. Today 96% of investor-owned single-family homes belong to small individual investors. The playing field has shifted in your favor. Source: BatchData, Q2 2025 Investor Pulse.

"Rates make it unaffordable."
Household incomes grew 4.6% last year while the median monthly mortgage payment actually fell slightly. A mortgage takes up a smaller share of take-home pay than it did a year ago. And with down payment assistance available, you may not need as much saved as you think. Source: Bureau of labor statistics. U.S. Department of labor. USUAL WEEKLY EARNINGS OF WAGE AND SALARY WORKERS SECOND QUARTER 2026. July 21, 2026

The market is more favorable for everyday buyers than the headlines suggest. You just have to know where to look.
