šŸ  Sellers now outnumber buyers by 33%—the largest gap since 2013, according to Redfin. That’s a big shift compared to a year ago when the gap was just 6.5%, and even more so compared to two years ago when buyers were dominating.

You might think that means falling prices are around the corner—but not so fast.
Most sellers today aren’t desperate. Many are sitting comfortably on ultra-low mortgage rates from five years ago. So while we’re seeing more listings, sellers aren’t exactly racing to slash prices.

When you're getting pre-approved to buy a home, you deserve more than just a letter. If your lender gives you a pre-approval but doesn't also provide a preliminary estimate—a breakdown of your expected costs, rate, and monthly payment—there’s a reason. And it’s not a good one.

Yes, some lenders hesitate to share this info up front because they don’t want to be compared—or worse, they know their numbers won’t hold up against someone more transparent.

But here’s the thing:
šŸ›‘ Withholding real cost info until you're under contract is not just unhelpful—it’s unprofessional.
You should know what you're getting into before you commit to the biggest financial decision of your life.
