If you have minimal trade lines on your credit report, there's a chance the automated underwriting system (AUS) may downgrade your loan to a manual underwrite. 😳

Why? Because the system does not have enough credit history to determine how consistently you manage your credit. 📊

And trust me... manual underwriting is no walk in the park. 📝😤

Instead of mainly reviewing the last 12 months, an underwriter will dig into 24 months of your credit history, payment patterns, and overall financial profile & often require more documentation and a much closer review. 🔍

Closing costs are part of the loan process. Whether you're doing a cash-out refinance or a traditional refinance or simply purchasing a home there are real costs involved to complete the transaction.
