1. Income & Job History - Can you document stable income?
2. Credit - Not perfect, just prepared. We look at score + history.
3. Assets - Down payment + reserves. And yes, there are down payment assistance options.
4. Property & Plan - The right loan strategy for your payment comfort, not just max approval.
Buyers: You don’t need to have it all figured out before we talk. That’s my job.
Realtors: Send me your buyers early and I’ll pre-underwrite them so your offer is strong and your closing is clean.
