Hey friends! 🏡✨

June is Homeownership Month, and to help spread awareness about the programs, grants, and down payment assistance available for first time homebuyers, Lift to Rise and I have partnered together to host FOUR local homebuyer workshops during the month of June. 🤝

Last year, we had three attendees become homeowners after attending these workshops and getting the information and guidance they needed to start the process. 🏠🔑✨

Workshop dates:

📍 Thursday, June 2nd – Palm Desert
📍 Thursday, June 11th – Coachella
📍 Thursday, June 18th – Cathedral City
📍 Wednesday, June 24th – Riverside

Not all down payment assistance is created equal 👀

Some programs are loans.
Some are forgivable.
Some are true grants.

Understanding the difference can save you thousands over time.

Programs vary based on income, location, credit score, household size, and funding availability. That’s why it’s important to understand what you’re actually signing up for.

Here are a few of the programs I mentioned in this video:

🏡 CalHFA
Can help with 3% to 6.5% toward the down payment and closing costs. There is no monthly payment, but the assistance has to be repaid when you sell, refinance, or pay off the home.

🏡 Riverside County 20% DPA
Limited funding program with income and household size limits. Depending on the terms, the assistance may be forgiven after 15 or 30 years.

🏡 Greenline Foundation
This is a true grant program that may help with 5% to 10% toward the down payment. If the home stays owner occupied for 5 years, the assistance is forgiven.

🏡 FHA SmartPay
This has become one of my favorite programs lately. The assistance is repaid with the mortgage payment, allows for higher debt to income ratios, and still offers competitive rates.

🏡 USDA
Eligible buyers may qualify for zero down financing in approved rural areas, subject to income limits.

Every buyer’s situation is different. The best program is not always the one with the biggest assistance amount. It’s the one that actually makes sense for your long term goals.

FHA SmartPay has become one of my favorite DPA programs lately 👀

Why buyers are loving it:
• Higher DTI flexibility (up to 57% in some cases)
• Down payment assistance available
• Competitive interest rates
• Lower closing costs than some other DPA programs
• Potential lender credits depending on market pricing
• Minimum 660 FICO

Yes , the assistance is repaid over time, but for many buyers, the lower cash-to-close and easier qualification make the numbers work.

As always, every buyer’s scenario is different. Qualification is based on income, credit, debt, and overall loan profile.

My days start at 4:00am… long before emails, loan updates, and phone calls. ☀️

Before work even starts, I’m already in full mom mode. Walking the dogs, getting a workout in, making breakfast, and getting the kids ready and off to school.

Then it’s time to jump into work. Some days I’m working from home, some days from my office in Palm Desert, and sometimes from a local coffee shop.

A lot happens behind the scenes during the home loan process. I’m constantly problem solving, communicating with clients and realtor partners, and helping navigate the unexpected issues that can come up during escrow.

My goal is to make the process feel as smooth and stress-free as possible for my clients. 🏡
