According to 2025 mortgage data, 54% of mortgages were originated through independent mortgage banks, while 31% came from banks/credit unions. Even so, many first-time homebuyers still start wtih their bank because that's where they naturally assume a mortgage should come from.
Repeat buyers often have a different persepctive. After going through the process once, they realize they have options and may explore lenders that can offer a more specialized and timely mortgage experience.
Banks and credit unions play an important role. I spent 25 years originating mortgages with one of our local banks. That experience gave me a firsthand look at both the strengths and challenges of the traditional mortgage process. Sometimes borrowers encounter longer underwriting timelines, additional documentation requests, communication delays, or closing-date challenges.
