HELOC (Home Equity Line of Credit) and cash-out refi get mixed up all the time, and it's easy to see why.

Both are ways to make use of the equity you've built, they just work very differently. Knowing how they compare puts you in a better spot to decide what fits when your goals shift. No need to have it all figured out today.

Save this for when the time feels right, and reach out whenever you'd like to talk it through.

Minnesota really knows how to show off in the fall!

Every year, I look forward to this tree across the street at our neighbor Bob’s house (best neighbor EVER!!!). It’s hands down my favorite tree in the neighborhood, and I’m lucky enough to enjoy the view every day

There’s just something about fall in Minnesota that never gets old. ❤️

Now I want to see YOUR fall views! Drop a picture in the comments of your favorite fall scenery from wherever you call home! Let’s see those colors! 🍁

🌤️Rise and Shine, it's the Monday Morning Mortgage Update Time!

📊 Rates are holding steady.
Mortgage rates follow a key benchmark that’s sitting just under an important level. Staying there is a good sign for buyers.

🏛️ The Fed isn’t expected to make any changes.
The Federal Reserve meets this week, and there’s only about a 9% chance they raise rates. A calm Fed usually means calmer rates.

📉 There’s room for rates to improve.
If this week’s economic news comes in favorable, rates have a real opportunity to move lower.

👀 But here’s what many buyers don’t think about...
When rates drop, buyers who have been waiting on the sidelines jump back in all at once. More buyers means more competition, more bidding wars, and higher prices.

Buying now, while many people are still waiting, can mean more homes to choose from and more room to negotiate. And if rates come down later, refinancing may be an option to lower your payment.

Thinking about buying? Let’s talk about your options and get you ahead of the crowd.

As someone who is constantly trying to figure out a way to simplify my life, www.explorewithaubrey.com is finally live!

Explore with Aubrey started with a simple frustration: there was never one place to find out what was happening around here, or anywhere for that matter. Events were spread across Facebook groups, city calendars, school newsletters, church bulletins, and flyers taped to coffee shop doors, and it was way too easy to miss something great.

So I built one. Explore with Aubrey brings events from Owatonna and nearby towns together on a single calendar you can actually sort through. Filter by town, find kid-friendly activities for the weekend, or see what’s happening for date night, all in a few clicks.

Whether you’ve lived around here your whole life or just moved to town, I hope this helps you get out, meet your neighbors, and enjoy everything our communities have to offer.

Know of an event that should be listed? Send me a message or email [email protected].

Curious about what's happening in the mortgage / housing market this week? Well here's the jist of it:

If you’ve been house hunting and felt like every home was gone in a weekend, things are shifting a bit in buyers’ favor:

You have more to choose from. There are about 5% more homes for sale nationally than this time last year. More listings means fewer “it sold before I could even schedule a showing” moments.

You have a little more time. Homes are sitting on the market for about 33 days on average. That’s time to sleep on a decision, get a second showing, or bring your parents along for a look.

Bidding wars are cooling down. Only 16% of homes sold over asking price last month, down from 21% a year ago. In real life, that means you’re more likely to be negotiating on price, repairs, or closing costs instead of throwing in an extra $10K just to compete.

First-time buyers are still very much in the game. Nearly 1 in 3 homes sold last month went to a first-time buyer. If you’re renting and wondering whether ownership is realistic, plenty of people in your shoes are making it happen.

Prices aren’t skyrocketing. The national median price is about 1.3% higher than last year.

What about rates? Rates improved slightly today, and tomorrow’s inflation report will likely decide where they go next. If you’re under contract or close to it, this is a good week to check in with me about timing your rate lock.

Thinking about buying this fall or next spring? Let’s map out what your payment could look like before you fall in love with a listing.

Two accepted offers this week.

Here’s what neither of those buyers said to me: “We’re waiting on rates.”

That’s the part of this market people get wrong. The purchase market isn’t really about rates. It’s about life. Leases end. Families grow. Jobs move. People get tired of building someone else’s equity. None of that waits on a headline.

What my buyers saw this week is the value in buying in a market like this one:

Room to negotiate instead of a bidding war
Sellers willing to talk about closing costs and repairs
Time to actually think before making an offer

The rate is one piece of the payment, and it’s the piece that isn’t necessarily permanent. The price you negotiate and the equity you start building are yours from the day you close.

So if you’ve been sitting on the sidelines waiting for the “right” time, the better question might be: what does the right payment look like for you? That’s a conversation, not a headline, and it costs nothing to have it.

Congratulations to my two buyers this week. I’m so excited for you!!!

Buying a home: 2021 vs. 2026 🏡

2021:
House hits the market. Ten minutes later, there are 14 showings booked.
Buyers making offers on homes they've never walked through.
$30K… $40K… $50K OVER list price.
No inspection. No appraisal. No safety net.
The only thing they had going for them? That low rate.
Overwhelmed. Rushed. Hoping they didn't just make a huge mistake.

2026:
House has been on the market for a month. Three price reductions.
Buyer sits down with their loan officer and reviews real payment numbers.
Rates aren't what they were, but the payment fits their budget. ✅
They offer UNDER list price.
They ask the seller to cover 3% of closing costs.
Inspection contingency? Yes. Appraisal contingency? Yes.
They have time to think, room to negotiate, and protection built into their offer.

Same dream. Very different experience.

Rates change over time. Skipping an inspection or appraisal is a decision you're stuck with.

It's all about perspective. 💡

🏈💙 The Annual Homecoming Decorating Contest is BACK! 💙🏈

Remember those movies we grew up on? All the Right Moves, Grease, The Best of Times, Friday Night Lights, Remember the Titans, Varsity Blues, Hoosiers. The whole town packed into the bleachers, the band playing under the lights, every shop window painted in school colors, and a town where everyone knows everyone.

I used to watch those and think that kind of town only existed in Hollywood. Then I realized… I live in one. 🙌

In Owatonna, homecoming isn't just a game. It's the whole weekend. The kids get let out of school early, our main street shuts down for a parade, the town turns Husky Blue, neighbors line the streets, and for a few days it feels like the entire town pauses to cheer on our Huskies together. That's small-town pride, and it's something special.

So, Owatonna businesses, this is your call to make this year the best decorating we've ever seen! Grab the paint, the streamers, the balloons, the pom-poms. Go big, get creative, and show us your Husky spirit! 🐾

How to enter:
1️⃣ Snap a photo of your decorated storefront
2️⃣ Send it me by Facebook message, OR post it from your business page and tag , by Friday, October 2nd

📸 Saturday, October 3rd we'll post every entry right here on our page.
💬 Comment on your favorite to vote! The photo with the most comments wins the GRAND PRIZE!
⏰ Voting closes Monday, October 5th at 12 PM

Let's make downtown look like a movie set this year. Go Huskies! 💙

Like I tell my clients, you're not always going to LIKE what I have to say, but I'm going to give you the honest answer...so here is your market update for the day:

📊Rates Are Rising, and Here's Why

Yesterday was a rough day for mortgage rates, and this morning isn't much better. The markets that drive mortgage pricing took a big hit, and the 10-year Treasury, which mortgage rates tend to follow, hit its highest level since 2007.

What happened?

Four things hit at once:

The economy came in hotter than expected (don't ask me how in the heck this is actually a thing...). Manufacturing and services both beat forecasts, and businesses said their costs are rising at the fastest pace in almost four years. A strong economy with rising prices usually means higher rates.

Tension with Iran picked up. Comments from Iran's president at the UN made a diplomatic resolution look less likely, which keeps oil prices and inflation worries elevated.

The Fed is signaling more rate hikes. Several Fed officials said this week that more tightening may be needed to get inflation under control. Markets now put the odds of an October rate hike at about 64%.

Investors aren't buying bonds. A government bond sale this week drew weak demand even at higher yields. Another one happens this afternoon, and if it goes badly too, rates could climb further.

The good news 🌥️

New home sales jumped in August to their best level of the year. Buyers are still out there, and builders are moving homes, especially at lower price points. Layoffs are also still very low. The job market is holding up.

What this means for you 🫵

Rates are moving the wrong direction right now, and there's no clear sign that's about to change.

If you're under contract or close to it, this is a good time to talk about locking your rate. Waiting for a dip is a gamble right now.

If you're still shopping, don't panic. Higher rates mean fewer buyers competing with you, which can mean more room to negotiate on price and seller concessions.

Hot take: waiting for 6% rates might be the most expensive decision you make this year.

Everyone's glued to the headlines, asking whether rates will hit 8% or drop back to 6%. Meanwhile, the buyers who stopped guessing are the ones getting price cuts, seller credits, and closing costs covered.

When rates are high, fewer people are shopping. Fewer buyers means sellers have to work for it, and that leverage disappears the moment rates drop and everyone floods back in.

You can't control the rate. You can control the deal.

Run your numbers at today's rates, not the rate you're hoping for. If it works, let's go find the leverage.
