Attention all Real Estate agents that list and represent buyers of condominiums!! Big changes coming Monday, August 3rd!

One of the biggest misconceptions in real estate is that if the buyer is well-qualified, the financing is almost guaranteed.

Unfortunately, that's not always true with condominiums.
A buyer can have:
• An 800 credit score
• 30% down
• Strong income
• Significant cash reserves
…and the loan can still be denied if the condominium project doesn't meet Fannie Mae's eligibility requirements.

Starting August 3rd, for condominium projects with more than 10 units, lenders must complete an Expanded Full Review, which goes far beyond qualifying the borrower.

The review includes:
• HOA financial health
• Reserve funding
• Insurance
• Building safety
• Legal matters
• Project characteristics

One of the biggest causes of underwriting delays is simply waiting for the right condominium documentation. The sooner these items are available, the smoother the transaction usually goes:
• HOA questionnaire
• Current operating budget
• Year-end financial statements
• Reserve study
• Reserve account balances
• Insurance certificate
• Information on special assessments
• Recent board meeting minutes (typically the last 6–12 months)
• Engineering or structural reports, when applicable

When I'm working with Realtors, I encourage asking these four questions before writing an offer:
1. Does the association have a current reserve study?
2. Is the HOA adequately funding its reserves?
3. Are there any pending special assessments or major repairs?
4. Has the association completed any recent engineering or structural inspections?
Those four questions can uncover many of the issues that most commonly delay—or even derail—conventional condo financing.

There’s nothing more rewarding than helping multiple generations of the same family achieve their homeownership dreams. ❤️🏡

A few years ago, I had the privilege of helping wonderful clients with their mortgage. Recently, their daughter, along with her husband and young child, relocated to Massachusetts. With another baby on the way, finding the right home quickly wasn't just a goal—it was a necessity.

I knew I needed the right real estate partner, so I enlisted the help of Lisa Pagan of Pagan Properties, whose knowledge of the communities they wanted to call home was invaluable. Together, we were able to find the perfect home for this growing family.

Knowing their newest addition could arrive at any time—and that Mom would soon be on maternity leave—I made sure we structured and prepared the mortgage application well in advance. The last thing I wanted was a last-minute scramble during such an exciting (and busy!) time.

As it turned out, the baby decided to arrive early! 👶💕
