If yields rise, mortgage rates will creep higher with them. The most likely way we could see rates surprise us and move lower would be a breakthrough in the Middle East that helps drive oil prices down.

โ€ข The Middle East: There's no end in sight for the impasse with Iran, which means we're unlikely to see an increase in shipping traffic through the Strait of Hormuz that would help bring oil prices down. Elevated oil prices will continue to put upward pressure on mortgage rates.
โ€ข The Treasury: Treasury Secretary Scott Bessent is looking for ways to bring down longer-term bond yields, which could help keep mortgage rates from moving much higher or even help them improve slightly. However, it would take something significant to push bond yields much lower and bring mortgage rates down.

Mortgage rates started the week moving higher, but fell after both consumer and wholesale inflation data for July showed prices moderating across a range of goods and services, reducing the chances that the Fed will hike its policy rate in September.

There's not much economic data that could move rates this week, which will leave markets to follow headlines instead. Although it is unlikely rates will move much lower from here, the good news is that they are also unlikely to make any big jumps this week. However, they could creep slightly higher.

โ€ข The Middle East: Oil prices remain elevated but continue to hold steady. If Brent crude remains below $90/barrel, that will help keep mortgage rates from moving significantly higher. However, if oil prices increase this week, expect mortgage rates to increase as well.
โ€ข The Fed: Markets recently were pricing in the likelihood of a Fed rate hike at the September meeting. Markets are now speculating that a rate hike isn't likely until the December meeting, which has taken some pressure off mortgage rates because they generally price in expected Fed action early.
