Renting isn’t always bad and can work for you for a SEASON…

But, here’s the truth👇🏼

It’s a little like taking a stack of cash, lighting it on fire, and starting over again next month.

I can’t imagine doing that on purpose… and most people can’t either.

Meanwhile, homeowners are making a payment too — but a portion of that payment is building equity in an asset they own.

And over time, that matters.

In fact, homeownership has historically been one of the biggest wealth-building tools available to everyday Americans. The majority of millionaires in America own real estate, and many built a significant portion of their net worth through the equity in their homes.

Not because they got lucky.

Not because they were rich.

But because they started owning something instead of renting it forever.

Self-employed shouldn’t mean “automatically denied.” 👏

Too many entrepreneurs, business owners, and commission-based earners get told no simply because their income isn’t “traditional.”

We grew up together and as much as she meant to me then, she means so much more to me now; as she helped me find my home!!! I didnt have a clue of what I was doing, where to start, where I needed to be or where I would finish. She's knowledgeable about every aspect and detail to the real estate market, trends, finances, which areas to go to/stay away from and so much more. I didnt even know if home ownership was possible for me as my credit was in the 500s. This woman pulled my credit report, went over it with a fine tooth comb, created a very simple to-do list and bought my credit up to a 710 within 4.5 months!!!! She didnt just throw me into something/anything so she can, "make her cut and move on" as we all know many agents/brokers/lenders will do. She assembled a well-matched team for me to work with during this process that incorporated both my needs and hers; anybody that couldnt get with it, was dropped with a quickness. One of the biggest mistakes homebuyers make?

They focus WAY too much on the purchase price… and not enough on the monthly payment.
Here’s what I mean 👇

I’ve seen buyers completely rule out a home because it was “$25,000 more than they wanted to spend” without realizing that the actual difference in their monthly payment might only be a couple hundred dollars.

And sometimes? Even less than that.

The reality is: your day-to-day life is impacted far more by your MONTHLY payment than the sticker price of the house itself.

Because when you buy a home, you’re not writing a check for the full purchase price upfront.
You’re financing it over time.
That means what truly matters is:

✔️ What fits comfortably into your monthly budget

✔️ What allows you to still enjoy your life

✔️ What gives you breathing room financially

✔️ What helps you build long-term wealth without feeling house poor

And truthfully, how you structure the loan with rate buydowns can affect your payment more than the price alone.

Realtors : Before your VA buyer falls in love with a listingn run through this checklist first.
VA loans require the property to meet Minimum Property Standards (MPS). That's not the same as a regular home inspection. The VA appraiser is looking specifically at:
Roof condition (must keep out water)
Electrical safety (no exposed wiring)
Working heat and hot water
No peeling or chipping paint
Solid foundation — no major structural issues
Operational windows and doors (dont paint them shut)
Dry crawl space

If the home doesn't meet these standards, the deal can stall or die and your buyer will be devastated.

The good news? A lot of these issues are negotiable. Sellers can make repairs, or in some cases buyers can use an escrow holdback.
Knowing this before you make an offer keeps your deal alive.
