This one received multiple offers and the sellers were very intentional with their thought process and really deliberated a while to make a decision. It’s never easy when you have to make decisions based on what you see on paper and a buyers intentions. What we think might be a good fit as an agent, might not be where our sellers mind is, so we really have to talk it through to get to where we need to be.

This might be a mouth full, bear with me!!

I just thought I’d share a little agent perspective!

I listed a house for 750k last night, I had an agent who said he was an hour and twenty minutes away message me first thing this morning. I provided the info he needed but he wanted a walk through video of the basement, which generally I do video tour my listings myself so I can send them to prospective buyers, but I haven’t gotten back there to do that yet.

He says to me “I’m not sure I want to drive that far for a video to see if it is a good fit for them”. Keep in mind - this is a 750k listing. The seller is paying 2.5% on that to a buyers agent!! That’s $18,750 and he didn’t want to drive that far. Well, if you don’t work this area and your clients are suddenly interested in this area and you don’t want to come here, hire someone to video it or refer it out. Keep in mind I don’t mind going to take a video so it helps my seller sell their house - but I was gone working all day today!!

But for an agent to say such, blew me away.

I have some clients who have bought multiple rentals with me in this area and don’t generally buy more than 30 minutes from my location, but they did ask me for a video of a piece of land in Rockwood TN - 95 minutes from my house. 50k lot!!! I have driven further for them. They needed it yesterday and I wasn’t available so I hired a showing agent to do it, did they buy it, no. Did I pay money for them, yes, that’s my job! Have I driven that far for them? Yes, Vonore and even further! Why? Because even though that’s not my area of expertise and I explain that to them, they don’t want to work with anyone else. So I take care of them and they definitely take care of me!

Anyway - rant over. If your clients want to see homes further than you want to drive, give them to someone else!
