We are in a buyers market, but what does that mean? Typically in a buyers market, homes are sitting on the market longer, prices tend to drop, sellers are willing to make concessions (take a lower price, pay closing costs....etc). Buyer's markets are usually better for BUYERS, and less favorable to sellers.
There's a lot of inventory in many markets out there. This is great for homebuyers and investors! Now is a great time to get a possible "deal" on a home. Unlike the years right around Covid, when we were in a sellers market, we are finally in a great spot for those who have been holding off on buying their first home, or their "next" home, or another investment property.

SALT LAKE COUNTY residents! Did you know Salt Lake County has a FREE service that will let you know if anything is happening with the title to your home? There are a ton of "paid" services out there that say they do this, but why pay when the county offers it for FREE! If you live in Salt Lake County, you should sign up.

The national average for a 30 year fixed rate* today is at 6.76% currently. We would all love rates to be lower, but while you "wait" you are missing out on an amazing BUYERS MARKET. There's a lot of inventory, sellers overall are more flexible, and prices have been dropping. RATES aren't that bad when you look at historical averages. Refinancing later is the easy part (usually)! Tell me if this sounds familiar...
You were able to make ends meet a few years ago, and although you weren't able to put a ton in savings, you were doing okay. Through the last 3-5 years, you're now carrying more debt than you had planned on and you're finding it hard to make ends meet and you are stressed about finances every month.

This is what I'm hearing almost DAILY. Nothing to be embarassed about. Inflation has hit EVERTHING we pay for. If you were just "okay" a few years ago, most likely you're hurting financially now. You may have a super low rate on your mortgage that you got during Covid, and you possibly took out a heloc to help get by (or credit cards or 401k loans...etc) and now those payments have ballooned and you're worried about how you're going to get by.

I have been helping MANY of my clients with 30 year fixed rate 2nd mortgages...a set payment that won't change (like most helocs) and these have much lower interest rates than pretty much all credit cards and many 401k loans as well.

CLOSED! Today I closed on a 2nd mortgage that took only 13 days from application to closing.

Second mortgages can be a great way to potentially consolidate debt, refinance a HELOC that once adjusted is really expensive, or even to pull money out of your equity for home improvements or other needs (think wedding/college/medical...etc).
You may have a covid-era 1st mortgage with a rate you don't want to lose. A 2nd mortgage may be an option to help deal with other things that have come your way.

Do these numbers surprise you? Where you live, are you in a place where home prices have risen by extreme amounts over the last 26 years? THIS is the reason homes aren't affordable. It's not interest rates. Home prices increasing, property taxes increasing, and homeowner's insurance increasing have been the major cause for the reason it's harder to qualify for a home now.
More and more people are looking at multi-generational homes, or adding basement apartments./ADU's.

Interest rates are still sitting in a fairly "normal" range over history. The problem is prices more than anything.

There are so many options for still getting into your first home. If you feel like there's no chance, let's talk. You might be surpised. Let's have a chat and see what options might work for you.
