Getting your offer accepted is exciting... but you're not at the finish line yet.

Sometimes you can accidentally create delays or even lose the deal...

Common mistakes include:
• Opening a new credit card
• Financing furniture or a car
• Changing jobs
• Moving large amounts of money between accounts
• Making big cash deposits
• Waiting too long to send requested documents

The good news? Almost all of these can be avoided with a quick conversation before you make a financial move. Save this post so you know what to avoid, message me if you have any questions, and send it to someone who's buying a home this year.

Mortgage rates were volatile last week, improving through the middle of the week before jumping on Friday to end slightly higher.

𝗧𝗵𝗶𝘀 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝗰𝗼𝘂𝗹𝗱 𝗶𝗺𝗽𝗿𝗼𝘃𝗲 👍
Rates are starting the week a little better, reflecting a drop in oil prices and speculation that the Strait of Hormuz could reopen soon. Labor data this week could play a role in daily mortgage pricing, with Friday's BLS jobs report expected to have the biggest effect. Rates could improve this week, but don't expect any big moves.

📈 𝗪𝗵𝗮𝘁’𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
• Oil prices: Oil prices continue to be a major driver of mortgage bonds, which lenders use to determine mortgage rates, and can push rates higher or lower.
• Labor data: This week brings a different labor report each day, although many will play only a small role in mortgage rates. Friday's BLS jobs report is the one to watch and could have the biggest effect. If it shows the labor market weakened in July, mortgage rates could improve.
• The Fed: Mortgage rates continue to reflect the possibility of a Fed rate hike at September's meeting. If markets become more confident a hike won't be needed to fight inflation, mortgage rates could improve a bit.

What is the difference? 🤔

👉 Getting prequalified is the process of providing a mortgage lender with some background information like your credit, income, and expenses so the lender can help you determine how much you can afford and what you are likely to qualify for.

👉 A preapproval, however, means you've provided the lender with proof of your income and assets and had a credit check to determine exactly how much you can be approved for. In some cases, a preapproval can show you are approved for a loan before making an offer, which makes your offer stronger and could help you win a bidding war.

I can provide either one, depending on your unique situation and where you are in the house hunting process. The best part? The conversation is absolutely free, and there's no obligation. 🏡 😁

Mortgage rates moved higher last week, reaching their worst levels of the year for many lenders. Rates were pushed higher by spiking oil prices and speculation that the Fed would hike its policy rate at this week's meeting or at its next meeting in September.

𝗧𝗵𝗶𝘀 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝗰𝗼𝘂𝗹𝗱 𝗯𝗲 𝘃𝗼𝗹𝗮𝘁𝗶𝗹𝗲 ⚠️
This week is starting with some optimism that rates could improve, as military strikes in the Middle East have paused and oil prices have fallen. However, it's tough to predict how markets will react to this week's Fed meeting and press conference. Rates could move either way, depending on what happens in the Middle East and how markets respond to the Fed.

📈 𝗪𝗵𝗮𝘁’𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
• Oil prices: Oil prices continue to be a major driver of mortgage bonds, which lenders use to determine mortgage rates.
• Fed meeting: The Fed meeting concludes Wednesday afternoon with the Fed's rate decision and policy statement, followed by Fed Chair Kevin Warsh's press conference. Warsh has said he will not provide markets with forward guidance on future Fed actions, leaving traders to interpret his comments, which could create some volatility in mortgage rates.
