Three buyers. One dock. Three different loans

The weekend buyer wants a condo on the Parkway. The investor wants a rental near the Dam strip. The lakefront buyer wants deep water in Porto Cima. Same lake, and the wrong loan costs each of them the deal.

Condo? The HOA has to pass review, and many Lake associations don't. I have lenders for non-warrantable.

Rental? A DSCR loan qualifies the property on its rent, not your tax returns. Osage Beach homes averaged 99 days on market this June (Redfin), so off-season buyers are negotiating.

Lakefront over the limit? Jumbo, and every jumbo lender writes its own rules. I shop the panel.
