The right contingencies aren’t about undermining or weakening your offer—they’re about making sure you’re making a sound decision before you’re locked in.⁠ ⁠

At the top of that list:⁠


#1. Radon:⁠
Radon testing isn’t optional here. Northern Virginia is a known problem area—about 56% of tested homes come in above EPA-recommended levels. Radon is invisible, odorless, naturally occurring radioactive gas and common in homes with basements (single family & townhouses). It seeps into homes from the ground, primarily through foundation cracks, construction joints, pipes, and sump pumps. The good news: if detected, it’s easily fixable. But you need to test for it first.⁠

#2. Home Inspection:⁠
Even if you structure it as for "informational purpose only" or do a pre-offer inspection, it will give you a clear picture of what you’re walking into. ⁠

In Northern Virginia, WHEN you list can matter almost as much as what you list.⁠

The market here doesn’t move at the same pace all year, and the difference shows up clearly in the data.⁠

For example, in May 2025, the DC Metro market recorded 4,790 closed sales, homes were going under contract in about 8 days, and buyer activity was high, with more than 109,000 showings. By December, activity slowed sharply: closed sales dropped to 3,780, homes took 27 days to sell, and showings were cut nearly in half.⁠

In our region, this seasonal change is mostly driven by the buyers’ behavior.⁠

In winter, activity tends to slow. There are fewer active buyers watching new listings, showing windows are shorter because of daylight, and schedules are harder to coordinate around holidays, travel, and school routines. ⁠

Even serious buyers often feel less pressure to move quickly, simply because they know more inventory is coming.⁠

Spring flips that behavior. More listings bring more buyers back into the market at the same time. Days are longer, homes show better, and competition naturally increases. ⁠

When multiple buyers are paying attention simultaneously, momentum builds — and that’s when sellers tend to have more leverage in negotiations.⁠
