A lot of buyers never pick up the phone because they've already decided the answer is no.

Credit isn't perfect. Income is complicated. There's not enough saved yet.

But a credit score is one piece of a larger picture. Lenders look at income, debt, assets, loan program options — the full story, not just one number.

Most buyers don't realize this until their agent tells them — you need a pre-approval just to walk through a home.

That's not a formality. That's just how it works now. Sellers and listing agents aren't opening doors for buyers who haven't proven they can actually buy.

That requirement exists for a good reason, and it works in your favor.

By the time you're standing in a house you love, you already know what you can afford, your financing is lined up, and you can make an offer the same day if you need to. You're not scrambling. You're ready.

The buyers who lose houses are usually the ones who found the house first and then tried to figure out the financing. That's the wrong order.

Get pre-approved before you start looking. It takes one conversation and it puts you in a completely different position when the right house comes up.

It's an added monthly cost, yes. But for most buyers, it's the difference between getting into a home now and waiting years to save up a larger down payment.

Here's what most people don't realize: it doesn't last forever. Once you've built enough equity in the home, it goes away.
