Did you know Wheda offers a discounted rate to eligible 1st time buyers? They have been holding steady at 6.625% and is income based. So example is $135k-156k in income is the max income pending household size for Dane County, every County is different.

So if you have a 1st time buyer thinking rates are over 7%, there are other options to look into. Not all lenders even offer Wheda, so they won't even offer it. That is $180 less a month for a 300k loan. This program also offers down payment assistance.

So grateful for Realtors whom urge their buyers' to get a second opinion.

Did you know you can buy a home before a buyer starts a new job! Well another one like that closed and buyer is super happy to be closer to the city. Buyer has to be 40 hours guaranteed or salary, and some other requirements. Buyer also got some closing cost incentives to only have to cover down payment.

Another Successful and very interesting closing Real Estate with Jennifer Riley. Jen alleviated their stress when they spoke of their bank lender and had them call me. So grateful for her trust in me and my team. Between the garage space, more garage space and the closing stories all around, this is one we won't forget. Hoping for the best with their growing family.

"We are going to wait for rates to drop so our payment is lower"

So what do you think will happen when they do...well more buyers...more competition...houses selling for over list...having to waive inspections...endless list of then moving from a buyers' market to a sellers' market. I don't expect mortgage rates to drop until end of 2nd QTR; the heat of buying season. There are buydowns seller can pay for now, to get something affordable now with very little competition. The last 4 offers I have all have seller credits, so sellers are paying all the fees including fees to buy down rate to 2% under market rate. The term "Marry the House and Date the Rate" is still a thing as scheemy as it sounds. If you find a home that works for you now, then I can get creative for you to make the #'s work. We can refinance later to lower payment.

Yeah Feds raised rates and mortgage rates are in the low 7s. Buyers are stepping away. Renters are still paying 100% rate as they build zero equity getting nothing back when they leave. Their parents are telling them gosh don’t buy now..😵‍💫

Here are some things the negative media doesn’t talk about

🎯Don’t focus on just rate; your payment is $2000 dollars not $2000 rate.

🎯Seller credits, buydowns, and creating a loan that works is doable with a creative lender

🎯Buyers are not competing, sellers are negotiating seller credits, and buyers I have under contract are still paying less than rent and will build equity

🎯 When inflation is under control and rates drop, what’s going to happen..more buyers..more competition..higher prices..so in end payment is higher than what would be now. Refinance later

🎯my parents rate was 11% Yeah their mortgage was less because the home value was less. Homes appreciate, the market will not crash because we have serious inventory issues

This one had Girl Boss Written all over it. 9 days to clear to close, so we moved it up to still have time for porch festivities while flowers still smell fresh. This buyer planned to use her local bank, but when negotiations got under way; the bank never called back and didn't want to lose her 1st home. Thankfully the buyer trusted their agent to call me and get it done.

Homebuyers and clients getting hounded by solicitations to refinance!!!!!

Recently I had a client call me asking if I can beat a 5.25% rate for a simple refinance. He was referred to me from a past client and am so glad he spoke to me, and trusting his financial advisor. I told him rates are not that and to get a copy of a loan estimate. They are doing a 2 year temporary buydown for him (7.25-5.25) and just charging him the 2 years of interest in the loan closing fees plus 1% in points! He is at 6% now. There is no reason for him to do this and the lender was so good at how he spoke the customer didn’t even know. $8500 in lender closing costs is NOT normal. There is a big online lender doing this to clients every day. Please listen to your realtors to use their trusted local lenders and please refer me to anyone that needs someone they can trust for another opinion.

Did you know I specialize in DSCR loans? These are loans that we count only rental income to qualify for the loan. You don't have to go to another lender out of state for this, I am right here in Wisconsin. We had some bumps but with the buyer and realtor's trust in my team; they knew we would get it done.
