There's a lot of misinformation online about what actually counts as a bedroom. Does it need a closet? A window? How big does the window have to be?

Realtors... before you reassure a seller that a conventional appraisal won't require repairs, ask yourself this: Are you absolutely sure?

Conventional loans don't have FHA's Minimum Property Requirements, but that doesn't mean the appraiser ignores the condition of the home.

Every conventional appraisal includes a C1-C6 condition rating, and depending on what the appraiser finds, repairs may still be required before the loan can close.

One of the most misunderstood mortgage programs is the FHA 203(k) loan.

Most people think it's just a "fixer-upper loan." It's much more than that. It can be used to finance repairs and renovations into the mortgage, making homes that need work a realistic option for many buyers.

The loan itself isn't usually the hard part. Finding a contractor who understands the process and can keep up with the paperwork is.

I can't tell you how many FHA contracts I've seen delayed because of something that could have been fixed before the appraisal was ever ordered.

Peeling paint.
Missing handrails.
GFCI outlets.
Small issues that become expensive delays.
