🏠 MORTGAGE TERM OF THE WEEK: MORTGAGE RECAST

Have you ever wondered if there’s a way to potentially lower your monthly mortgage payment without refinancing your entire loan?

That’s where a mortgage recast may come in.

A recast generally happens when you make a substantial payment toward your mortgage principal. Your remaining balance can then be re-amortized, which may result in a lower required monthly principal-and-interest payment.

💡 But here’s the important part: A recast is not available for every loan, and whether it’s an option depends on your specific mortgage, loan program, and lender/servicer requirements.

So if you’ve recently received a large sum of money, sold another property, received an inheritance, or simply have extra funds you’d like to put toward your mortgage, it may be worth asking whether a recast is an option for you.

Underwriting is all about verifying the information used to qualify you for your mortgage.

Sometimes, something that seems completely normal to you can lead to additional questions or documentation.

Here are 4 common examples:

🚩 1. Large or unexplained deposits
Your lender may need to verify where the money came from.
🚩 2. Taking on new debt
A new car loan, credit card balance, or other debt can affect your overall financial picture.
🚩 3. Changes in employment or income
A job change, reduced hours, or other income changes may require additional documentation.
🚩 4. Making a large purchase
Buying a car or making another major purchase before closing can affect your available assets and debt obligations.

So how do you clear the red flags?

👉 Don't hide them. Communicate with your loan officer.

If something changes during your mortgage process, tell your mortgage professional before making assumptions about whether it will be a problem.
