The Season of Harvest

I received Jim Rohn’s Weekly Wisdom this Labor Day, and the message was too good not to share.

Jim often taught that life has seasons. Spring is when we plant. Summer is when we work and tend what we've planted. And fall is harvest time — when we get to see the results.

That message hit me differently this year.

September is here. What have you planted this year? What's growing? What did you neglect? What worked? What didn't?

And maybe most importantly — what are you going to do about it now?

There are still nearly four months left in 2026. There's still time to plant. Still time to work. Still time to change what the next harvest looks like.

Fall isn't the time to coast.

This is where we go to work.

**“The housing market isn't crashing. It's becoming more balanced — and more negotiable.”**

That was my biggest takeaway from today's HousingWire Daily podcast with Logan Mohtashami.

I pulled together a quick summary of the points that stood out to me because there was a lot of good perspective packed into 25 minutes.

**Especially important:** stop looking at mortgage rates in isolation. Price, inventory, seller concessions, buydowns and negotiating leverage all matter.

This is a great housing-market conversation with Sarah Wheeler & Logan Mohtashami.

My biggest takeaway: **the market is slow, but it is not broken.**

Higher mortgage rates have reduced demand, inventory is gradually improving, price growth has slowed, and buyers are gaining more negotiating power.

That does not mean every market is suddenly easy—or that rates are heading back to 3%.

It means buyers should stop looking at the interest rate in isolation and start looking at the **entire transaction**:

• Purchase price
• Seller-paid closing costs
• Rate buydowns
• Repairs and concessions
• Available inventory
• Long-term affordability

The housing market is not crashing.

**It is becoming more balanced—and more negotiable.**

I hear this a lot — especially when buyers are watching mortgage rates and wondering if they should wait.

Vacation Mode: ON 🏔️

Susie and I are sneaking away to Bend for a few days to enjoy some mountain air, good food, a little hiking, and time together.

After a busy season helping families with home financing, it's nice to hit the reset button and recharge.

I'll still be checking messages when I can, but for now... it's time to unplug a bit, enjoy the scenery, and make some memories.
