Dreaming of homeownership? With homes staying on the market longer, this could be an ideal time to buy. Longer days on market often give buyers more leverage to negotiate price and request seller concessions. Seller concessions are credits the seller provides to the buyer that can be used for closing costs, prepaids, or to permanently buy down the interest rate. We also offer a $10,000 grant for eligible buyers that can be applied to the down payment and/or closing costs—see details below. Homebuyer grant alert! The Federal Home Loan Bank of Chicago offers up to $10,000 to help with your home purchase.
Highlights:
- Max grant: The lesser of $10,000 or 25% of your loan amount
- Use of funds: Any combo of down payment and closing costs
- Your contribution: Minimum $1,000 of your own funds (gifts not allowed)
- Education: Complete an approved online homebuyer education course AND a homebuyer counseling course
- First-time buyer? Not required
- Own other property? Allowed. If you do, rental income must be counted in household income and you’ll need a current appraisal with market rents or a lease agreement
- Property type: 1–2 units allowed (no 3–4 units)
- Occupancy: Primary residence only (no
investment or second homes)
