📉 About That Upcoming Fed Rate Cut…

There’s been a lot of buzz lately about the Fed planning to cut rates soon — and many people are waiting for that announcement before making a move on buying a home or refinancing.

But here’s the reality: Mortgage rates don’t move in lockstep with the Fed rate. Mortgage rates are influenced more by long-term bond markets (especially the 10-year Treasury yield) and, most importantly, by what investors expect the Fed to do in the future.

💡 That means the mortgage market is forward-looking. So if everyone already expects the Fed to cut rates, lenders have often already priced in that change weeks or even months ahead of time.

By the time you see the headlines that say “FED CUTS RATES”, mortgage rates may have already dropped — or even started to rise again if the market sees different signals ahead.
