🏡 MYTH MONDAY

Every Monday, I’m taking a common real estate myth and breaking down what buyers and sellers actually need to know.

This week’s myth:
❌ “I don’t need a REALTOR® when buying new construction.”

Here’s the part many buyers don’t realize: the sales representative at the model home works for the builder. Their job is to represent the builder’s interests — not yours.

Having your own REALTOR® gives you someone in your corner who can help you:

• Compare builders, communities and incentives
• Understand what you’re agreeing to in the builder’s contract
• Ask questions you may not know to ask
• Navigate inspections, walkthroughs and deadlines
• Look beyond the shiny model home and evaluate the whole deal

And one VERY important tip: call your REALTOR® before you visit the model home. Some builders have specific requirements for registering your agent, and waiting until after your first visit can create problems with representation.

New construction can be a great option — especially when builders are offering incentives — but you don’t have to navigate it alone.
