With Fannie Mae’s announcement today, if you purchase a property for a 𝘽𝙍𝙍𝙍𝙍, you will need to 𝘄𝗮𝗶𝘁 𝟭𝟮 𝗺𝗼𝗻𝘁𝗵𝘀 𝘁𝗼 𝗱𝗼 𝗮 𝗖𝗮𝘀𝗵-𝗢𝘂𝘁 𝗥𝗲𝗳𝗶𝗻𝗮𝗻𝗰𝗲 instead of 6 months.

Exceptions
🔺if the first lien is a HELOC (rare, but possible)
🔺Delayed Financing (you used your own funds to purchase the property and you’re now paying yourself back)

Buy a house with a low down payment. Live in it for at least a year. Then buy another house with another low down payment. Rent the first one. Rinse and repeat 🔁💰

𝗬𝗼𝘂 𝗵𝗮𝘃𝗲 𝗼𝗽𝘁𝗶𝗼𝗻𝘀! Don’t ever feel like you’re stuck and have to go with the lender you started with. This was something I 𝘄𝗶𝘀𝗵 I would’ve known when I first bought my house.

1. Unlike applying for a credit card or an auto loan. Your credit score won’t be affected when you shop for a mortgage.

2. After the first mortgage inquiry you have 30 days to apply with multiple lenders giving you the option to find the right one.

Find a lender that has your best interest and will guide you in a way that makes sense to you! 🫵🏽
