NewDay USA's 2026 survey found that just 23% of Veterans know that VA loans do not require PMI at any down payment level.

On most conventional loans, buyers who put down less than 20% pay private mortgage insurance every single month. A VA home loan skips that entirely. No PMI with no down payment, no PMI with a small down payment, no PMI period!

Over the life of a mortgage, that adds up to real savings for Veteran homeowners. If you’ve been comparing loan options and wondering why VA loans get so much attention, this is a big reason.

Reach out and I’ll walk you through the VA loan benefits you earned. ❤️

Big week ahead for economic news! 📊

Jobs numbers, inflation clues, and a few Fed speakers on deck. Friday’s employment report will be the big one to watch for potential movement in mortgage rates.

As always, I’m here if you want to have a quick conversation about rates, the market, or your homebuying plans! 🏡

November is National Veterans and Military Families Month, and all month long I’ll be sharing the VA home loan facts I wish more Veterans knew. ♥️

Let’s start with the one that causes the most confusion: the VA funding fee. It’s a one-time fee the VA charges to keep the loan program running, and it’s what makes benefits like no down payment and no PMI possible. Most buyers roll it into the loan, so nothing comes out of pocket at closing.

Here’s the part a lot of people miss: some Veterans and surviving spouses are exempt from the funding fee entirely, including Veterans who receive VA disability compensation. 👉️ If that’s you, it can mean a meaningful amount of money saved on your VA mortgage.

Follow along this month, and if you have a VA loan question, send it my way!! 📲

A question I hear all the time: when the Fed raises rates, do mortgage rates go up the same day?! 👻

Here's the short version. The Federal Reserve sets the federal funds rate, a short-term benchmark banks use to lend to each other. Mortgage rates tend to follow the 10-year Treasury yield, which is what investors earn for lending to the government for 10 years. That yield moves with inflation and jobs reports and with what investors expect from the economy. Inflation is still running above the Fed's 2% target, so the Fed is keeping the porch light on.

What does that mean for you?
If you're buying a home, get pre-approved first so you know your real budget before you fall for a house. Once you're under contract, talk with your Mortgage Advisor about a rate lock so a jump before closing doesn't change your payment.

If you're selling, price for today's buyers. A seller credit or temporary buydown can sometimes do more for a buyer's monthly payment than a price cut!

Swipe through, then send me a message with your mortgage questions. The trickier, the better! We'll build a plan that fits your situation. 🎃📲

I’ve been helping families buy homes since 1999, and my favorite nights are the ones where people walk out with confidence and an actual plan!

On Thursday, December 3, Realtor Dawn Turnipseed and I are hosting Journey to Home, a free first-time homebuyer workshop in Tacoma, WA for the Puyallup Tribal community. We’ll cover how the HUD Section 184 home loan works on and off tribal land, which Washington down payment assistance programs are out there, and what lenders actually look at when you apply. 🏡

Bring your questions and bring your family. Snacks & refreshments are on us!

📊 This Week’s Economic Calendar

Markets are keeping a close eye on the data this week! 👀 With the 10-year Treasury yield currently below 5% and holding, all eyes are on key economic reports, including GDP, inflation (PCE), consumer spending, and jobless claims.

🏦 The big question: Will the Fed signal a rate move at its next meeting this week? While this week’s data could influence expectations, inflation and labor market trends will be key factors to watch.

Stay informed, stay prepared, and let’s see what the numbers bring! 📈🏡

A lot of people tell me buying a home is something they'll figure out "someday." Most of the time, what's holding them back is a handful of unanswered questions about how the loans work. So let's answer them!

On Wednesday, Nov. 18, I'm hosting a free virtual homebuyer workshop for Coeur d'Alene tribal members from 5-6:30 PM PT on Microsoft Teams. You don't need to download anything to join. Click the link and you're in!

We'll talk about HUD 184 and Heritage One home loans, down payment assistance, the difference between pre-qualified and pre-approved, and what actually goes into a monthly mortgage payment. If your partner or parents are part of the plan, pull them onto the call too!

There's this picture in people's heads of a down payment as years of disciplined saving, all in one checking account, built up alone. And then they look at their own situation, decide they're nowhere close, and stop asking. 👇️

But depending on your loan program, down payment money can come from savings, a gift from a family member, retirement funds, selling stocks & bonds, the proceeds of selling your current place, or a down payment assistance program you may qualify for.

Every one of those has rules: gift funds need a letter and a clean paper trail (which is why I ask about deposits that show up out of nowhere!), retirement funds need documentation, and assistance programs have eligibility requirements that change by area and by program.

None of that is a reason not to ask about down payment savings...it's the reason to ask early! If you've been assuming you're years out, you might be closer than you think.

DM me and I'll tell you which sources could work for your situation! 📲

Kenneth and his family bought their dream home in Chehalis while he was living in Alaska for part of the process! 🏔️

Buying a home from out of state means extra calls and a lot of e-signatures from a distance...but we made it work, and seeing them settled into their new home is my favorite part of this job. Thank you for the kind words, Kenneth!

If you’re relocating to Washington and buying from another state, I can help you get it done from wherever you are. 📲 Call/text me anytime: 253.255.5941
