Everyone saw the headline… but almost nobody read the details. 👀

This bill appears aimed at LARGE institutional investors — not your average local LLC flipping houses or owning a few rentals.

The internet is turning this into “all investors are banned” and that’s just not what’s being proposed right now.

Everybody thinks the new Fed Chair controls mortgage rates.

That’s not true.

People are acting like Kevin Warsh becoming Fed Chair means mortgage rates are about to collapse overnight.

That’s NOT how this works.

The Fed matters…but not nearly as much as TikTok finance influencers think.

Mortgage rates are driven by:➡️ inflation➡️ bond markets➡️ the 10-year Treasury➡️ oil prices➡️ global fear➡️ government debt

The Fed is ONE piece of the machine.Not the machine itself.

Now yes…Warsh is considered more market-friendly and probably more open to lower rates eventually.

But here’s the problem:

The bond market does not care what he wants.

If inflation stays high because:⚠️ oil spikes⚠️ government deficits explode⚠️ consumers keep spending

…mortgage rates can stay elevated EVEN if the Fed cuts rates.

That’s the part most people miss.

And honestly?Powell staying on the board matters more than headlines admit.

Because markets hate chaos more than high rates.

Stability itself can actually help rates.

Here’s what smart buyers and agents SHOULD be watching:📉 Oil prices📉 10-year Treasury📉 Bond volatility📉 Inflation expectations📉 Consumer debt📉 Inventory levels📉 Buyer psychology

Not political headlines.

And here’s the reality for buyers:

If you’re buying in the next 6–12 months…rates will probably stay volatile.Headlines will overreact constantly.And lower rates could bring WAY more competition.

The biggest mistake buyers make?

Thinking mortgage rates move politically.
