Veterans and active-duty service members: did you know your VA benefit may be able to help you build a home, not just buy one?

One option that many people do not know about is a VA One-Time Close Construction Loan.

Getting ready to apply for a mortgage?

One of the best ways to help your loan process move smoothly is to have your documents ready upfront.

Here is a common document checklist to start with:

✅ 60 days of bank statements
✅ 30 days of pay stubs
✅ W-2s for all jobs held in the last two years
✅ Government-issued ID
✅ Divorce decrees, if applicable
✅ Any additional supporting documents requested for your loan program or situation

But here is the part that matters just as much:

Please provide full documents in PDF format, with all pages included and in order.

That means:

🚫 No screenshots
🚫 No pictures of individual pages
🚫 No missing pages
🚫 No cropped documents
🚫 No sideways or unreadable images

Even if a page says “intentionally left blank,” it may still need to be included. Underwriting needs to see the complete document, not just the pages that look important.

Think of your loan file like a story.

Your income, assets, employment, and supporting documents all help tell that story clearly. When documents are complete, organized, and easy to review, it helps reduce back-and-forth, prevent delays, and keep the process moving in the right direction.

Mortgage documentation can feel like a lot, but clean documents make a difference.

Most people hear “100% financing” and think they’re ready to buy.

That’s not usually how it works.

Yesterday I talked about buying a 1–4 unit property with 100% financing.

Here’s what people don’t realize:

Just because a program exists…
doesn’t mean it fits your situation today.

I talk to buyers every week who:

Have good income but too much debt
Have savings but credit needs work
Think they’re ready but haven’t looked at the full picture

And that’s okay.

The goal isn’t to rush into a house.

The goal is to put you in a position where it actually works long-term.

Sometimes that’s now.
