Agents / Homebuyers; IT is never too late. Too Late is at the closing table.
8 Days, 3 Hours and 10 Minutes. That is how much time it took from the buyers application being received until a "Clear to Close". When the buyers agent called and asked approximately how much would be needed at closing on their particular contract, I told them I would run some numbers and let them know. Well my numbers ended up being approx $6k less w/ a lower rate, and a lender credit for said rate.They had a quick turn on their closing date, but we took the ball and ran with it. So, Here we are on 1/28 and closing scheduled for 2/5. And Currently, at in my ICD moment, (emails back and forth now w/ attorney), it appears that the buyer will save approximately $7400.00 from her original lender.

PSA for the day. I had an agent call me Monday night during the National Championship game. And of course I answered. He had a client come to him pre approved with another lender. They went under contract, and thought the closing costs were high.
Asked if I could take a look. I did and knew right away who it was. I ran some numbers, and was about $5000+ less.
They submitted an application, uploaded docs; amd I pulled credit.

Client was at 5.99% and being charged a point. I locked her today @ 5.875% and gave her a lender credit of 0.75% due to the rate.
Gave her the option to buy down the 1% like she was being charged; but needed the money in her pocket more than saving $80.00 / month. The t was going to take her down very 5 years to see a return on that money; and doesn’t see herself being in the home more than 6-7 years…..

Moral of the story…..
Even if I have not pre qualified you, call me and let’s compare rates and lender fees.

Just realized, that come March, I will have completed 14 years in the mortgage business and starting my 15th year.
