Who says you have to leave your neighborhood to have a great night out?

Pat Green playing at Dallas Oktoberfest, practically in our backyard! So much fun!

I love seeing events like these in our community. Great music, familiar faces, supporting local businesses, and enjoying it all right here in our own neighborhood.

We need more of this! Events like these are what turn a neighborhood into a real community and make you appreciate where you live.

I'm hoping for more live music and events like this to our little corner of Dallas!

I've been in the mortgage business almost 20 years, and I've learned a few things.

People will spend 45 minutes researching a $30 Amazon purchase, but make a $500,000 homebuying decision because they fell in love with a kitchen backsplash.

And honestly, I get it. But here's my advice: Fall in love with the house, but make sure the numbers work first.

The right home isn't just one you love looking at. It's one you can comfortably afford to live in.

A beautiful backsplash is a bonus. A mortgage payment that doesn't keep you up at night is even better.

I hear that phrase a lot in real estate. Sometimes it's from someone who waited too long. Sometimes it's from someone who rushed into a decision.

The goal isn't to time the market perfectly. It's to make a decision today that your future self won't regret.

What's one piece of advice you'd give your younger self about buying a home?

Sometimes the situation doesn’t need to change. Your perspective does.
The housing market feels upside down to a lot of people right now. Rates are higher, affordability is tighter, and buyers are trying to decide whether waiting is the smartest move.
But every buyer’s situation is different.
Sometimes the opportunity isn’t waiting for the market to become “perfect.” It’s looking at the numbers differently, negotiating harder, using the right financing strategy, and figuring out what actually makes sense for you.

Some people run their HELOC like a bridge to a bonus they know is coming: draw on it monthly, pay it off when the bonus lands, then start over the next year. It can work, but it is a riskier way to use it than most of what I recommend.

When we buy your current house so you can buy the next one, we still list it with your agent. When it sells, the equity comes back to you, minus the program fee. That is the part most people assume works the other way.

A veteran called wanting to buy a new house, but did not have enough VA eligibility left to finance both homes the way they wanted. We bought the current home from them so their full entitlement came back, they bought the new one, and when the old house sold they kept the equity, minus the program fee.

Showing a house you still live in means cleaning and clearing out every time someone wants to see it. An empty, staged house is easier to show and easier to sell. That convenience is worth more than people think.
