There are loan programs with significantly lower down payment requirements—and for some qualified buyers, there may even be options with no down payment or down payment assistance. Does that mean everyone should put as little down as possible? Nope.

Online mortgage calculators have the same energy as WebMD. Helpful? Sometimes. Qualified to make major life decisions for you? Absolutely not.

Those calculators don't know: • your income • your debt-to-income ratio • your credit profile • the loan programs you qualify for • down payment assistance options • or your actual financial goals. They give you a generic answer based on generic information.
Don't let a website make one of the biggest financial decisions of your life. Get real numbers from a real person.

Apparently, I have a commitment problem.
I'm committed to my wife, Paula. ❤️ I'm committed to my clients. 🏡 And I'm probably a little too committed to making sure every mortgage strategy makes sense.

Let's be clear, Paula is the FIRST love of my life. And thankfully, she's been incredibly understanding about the other relationship that takes up an unreasonable amount of my time… mortgage lending. 😂 But in all seriousness, I genuinely love what I do. Helping buyers go from uncertainty to confidence. Finding solutions when the obvious answer isn't necessarily the best one. Helping homeowners explore refinance opportunities that actually align with their goals.

It's never been about just getting someone approved. It's about putting people in the strongest possible position to make one of the biggest financial decisions of their lives. And none of that happens without a pretty incredible woman who understands the long hours, supports the passion, and occasionally reminds me that I do, in fact, have a life outside of mortgages.
