They may consider funding a rate buydown, which could lower your interest rate for the first one to three years of your loan. They may work with you on your timeline. Seven consecutive months of falling asking prices nationally, means this isn't a blip. Sellers in this segment have been sitting longer than they expected. That's leverage for a prepared buyer.

National housing headlines don't always tell the whole story.

According to Zillow Research, starter-home inventory increased 4.5% year over year in June, while luxury-home inventory declined 5.2%.

That could mean more options for some buyers searching at lower price points. Zillow also found that price cuts were more common among starter homes, with 25% of listings receiving a price cut in June. Market conditions can vary significantly by location, so what's happening nationally may look very different in your area.

The mortgage market has an important test coming this Friday. ๐Ÿก๐Ÿ“Š

Mortgage rates barely changed last week, with Freddie Mac's national 30-year fixed average sitting around 6.66%.

But underneath that calm number, there is a tug-of-war happening.

๐Ÿ“‰ Job growth has weakened
๐Ÿ“‰ Economic growth has slowed
๐Ÿ  Home sales remain soft

BUTโ€ฆ

๐Ÿ“Š The Fed's preferred inflation measure is still running above its 2% goal
๐Ÿ“ˆ The 10-year Treasury remains stubbornly elevated
๐Ÿ’ต Consumers are still spending

That's why mortgage rates haven't simply fallen in a straight line.

And this Friday we get the August jobs report, which could move mortgage pricing in either direction.

So here's what I'm telling homebuyers:

Don't build your entire homebuying plan around predicting interest rates.

Build around what you can control:

โœ… Loan program
โœ… Down-payment assistance
โœ… Seller or builder concessions
โœ… Cash to close
โœ… Rate-lock strategy

Here's another interesting number:

New-home inventory nationally reached approximately 9.6 months of supply in July.

That tells me buyers should be asking buildersโ€”and sellersโ€”what opportunities may exist to improve the entire transaction, not simply asking, โ€œWhat's the rate?โ€
