Your credit score is certainly important, but it’s just one piece of the mortgage puzzle. Lenders may also consider your income, debts, assets, employment history, credit history, debt-to-income ratio, and overall financial picture when evaluating your loan application.

That’s why two people with similar credit scores can sometimes have very different mortgage options. Your complete financial profile helps lenders understand your ability to repay the loan and determine which programs and terms may be a good fit. So, if your credit score isn’t exactly where you’d like it to be, don’t automatically assume homeownership is out of reach. And if your credit score is strong, remember that there are still other factors that matter.

We honor the courage, sacrifice, and resilience of those who were affected, and we hold their families, loved ones, and communities in our hearts.

We will always remember. 🇺🇸

To one buyer, move-in ready means “I can unpack tomorrow.” To another, it means “The house is structurally sound, and I don’t mind painting.” Define what move-in ready means to you before you start shopping.

Does it mean fresh paint, updated flooring, a renovated kitchen, and modern bathrooms? Or are you comfortable with cosmetic projects if the home has good bones and the right layout?

Knowing your definition can help you set realistic expectations, compare homes more confidently, and avoid overlooking a property that could become a great fit with a little time and effort.

Don’t only ask whether a house works for you today. Ask whether it could still work if your life changes. New job? Growing family? Working from home? Different priorities? You don’t need to predict everything, but flexibility has value.

A home that gives you room to adapt can make future transitions a little easier. Maybe that means an extra bedroom that can become a home office, a layout that can accommodate a growing family, a location that keeps your commute manageable, or space that could eventually support aging parents.

The goal isn’t to find a home that perfectly fits every possible version of your life. It’s to think beyond the moment and consider how your home could support where you’re headed.

Think your credit score is holding you back from buying a home? You may have more options than you realize. There are a variety of mortgage programs designed for different financial situations, and understanding where you stand is the first step. A conversation with a loan officer can help you explore your options, identify opportunities to strengthen your application, and create a plan that works toward your homeownership goals.

Granite countertops are nice. A home that fits your budget and lifestyle is even better. Prioritizing needs first makes finding the right home much easier.

Think about what matters most to you like location, space, monthly payment, commute, or room to grow. The right home isn’t necessarily the one with all the upgrades; it’s the one that works for your life today and supports where you’re headed tomorrow. When you know your priorities, you can shop with confidence and focus on what truly matters.

As you consider mortgage options, ask: What will my monthly payment be? How much cash will I need to close? And which loan option best fits my financial goals?

It’s easy to get caught up in the excitement of finding a home, but understanding the mortgage behind it is just as important! There’s no such thing as asking too many questions when it comes to your finances. The more you know upfront, the more confident you can feel moving forward.

Forget notebooks and pencils. Your future-home supply list might include: a savings goal, budget, credit awareness, financial documents, questions for your lender, and a realistic understanding of your monthly expenses. Class is officially in session!

Before you start scrolling listings or picturing where the couch will go, take some time to get familiar with the numbers. Knowing what you can comfortably afford, what questions to ask, and what to expect each month can make the home buying process feel a whole lot less overwhelming.
