Lisa Sherman stepped away for a few years. The housing market did not.

One of the biggest things holding first-time buyers back isn’t always the down payment. It’s what they think the down payment has to be.

You don’t necessarily need 10%, 15%, or 20% down. There are loan options requiring as little as 3% or 3.5% down, and some qualified buyers may have options requiring even less out of pocket.

Before you decide homeownership isn’t within reach, have the conversation.

Lisa and I go back a long way. She’s a great friend, a respected part of our real estate community, and someone I’ve always enjoyed working with.

Which, of course, means I feel completely comfortable giving her a hard time.

Now she’s back — with exactly as much confidence as when she left.
