I get asked a lot of the same questions about PMG Fund I. Let me answer three of the most common ones right here.

"How do I actually make money?" Your capital is deployed into a pool of private mortgage loans in Texas. Borrowers make monthly mortgage payments. Those payments — principal and interest — flow back into the fund. You earn a 12% preferred annual return, paid from that income. It's not complicated. You're essentially a secured lender.

"What happens if borrowers don't pay?" The loans in our portfolio are backed by first-lien deeds of trust against the property. That means if a borrower defaults, we have the right to foreclose and recover the collateral. And to be clear — our default rate has stayed under 2% across our 20+ year history. We are very selective about who we lend to.

"Can I get my money back if I need it?" PMG Fund I is not a liquid account. Capital commitments are intended for the fund term, and redemptions are subject to fund terms. This is a real investment, not a savings account. I want to be straightforward about that — it's important you understand what you're committing to before we ever talk numbers.

I want to tell you why I built PMG Fund I — because it's not the reason most people expect.

I've been in mortgage for over 20 years. In that time, I watched hundreds of hardworking families get turned away by banks — not because they were bad borrowers, but because they had an ITIN instead of a Social Security number. They were self-employed. They were immigrants who built real lives and real businesses here in Texas, and the system had no room for them.

So I built my own system.

Private Mortgage Group has funded over $250 million in loans for ITIN borrowers and foreign nationals across Texas. We've helped families buy homes they were told they could never have.
