A bright spot among challenging market conditions!
Many new home builders have switched to using their "recession play book" . What does this mean? It means they are starting to plan and build much more affordable homes (in the low $300,000's in the Dallas area) with additional incentives, cooperating with outside realtors, and allowing outside financing without forgoing incentives!
In addition: Rent increases have started to slow, but are still at a "all time high" and in some markets the rent to own index is actually inverted, meaning its cheaper to own than to pay rent.
As a industry , we need to dust off the first time home buyer welcome matt, and get to work, Interest rates in the high 5's or low 6's being called too high is just nonsense, buying a home today makes more since financially than it did 12 months ago, :-)
