The Home Equity Loan allows borrowers to receive cash in a lump sum from their home equity without refinancing their first lien mortgage, paid off with a fixed rate similar to a first lien fixed mortgage. The product is also known as HELOAN and Closed End Second (CES).

Key Distinctions:
This is NOT a Home Equity Line of Credit (HELOC)—Borrowers receive all cash upfront, with no line of credit for future draws. It is not a short-term financing option for use in less than 12 months.

Standalone second liens only;
No piggyback transactions 10, 15, 20, and 30-year fixed-rate terms.
Primary residences and second homes only.
