“Bank statement loan = high rates”

That’s what most people assume.

Not always true.

I just closed one in the 6’s.
Self-employed borrower.
Cash-out refinance.

What made it work wasn’t the loan type.

It was the profile.

→ Income documented properly
→ Strong credit
→ Liquidity and reserves in place
→ Structured correctly from day one

Labels don’t determine pricing.
Structure does.

So don’t count yourself out early.
There are more options than you think.

Saving $200/month sounds good…
Until it costs you $15,000 to get there.
