Today, I take a quiet moment to remember September 11, 2001.

I remember the lives lost, the families who have carried an absence for 25 years, and the communities whose lives were changed forever. I also remember the first responders who ran toward danger, and the countless everyday people who showed courage, compassion, and humanity in the hours and days that followed.

The passage of time does not lessen the loss. It reminds us to remember the people behind the date, to honor the families and communities still carrying that loss, and to remain grateful for those who helped one another when it mattered most.

An asking price is a starting point, not proof of value.

To understand whether a home is fairly priced, look beyond the headline number. Consider recent comparable sales, the property’s condition, and local demand.

Recent Realtor.com data show that asking prices have softened nationally for nine consecutive months. That does not mean every home should sell for less. Real estate is local, and the right conclusion depends on the specific property and the buyers competing for it.

More inventory can create negotiating room. It does not turn every listing into a bargain.

Recent national data cited by Mortgage Professional America shows that new listings and active inventory have risen while pending sales have softened. That may give buyers more leverage, but conditions still vary by property and location.

Before assuming the entire market favors buyers, use the Leverage Check:

1. Time on market. A home that has been listed for several weeks may present a different opportunity than a new listing.

2. Seller concessions. There may be room to discuss help with certain costs, depending on the property and the seller’s situation.

3. Inspection terms. Flexibility is not always about price. Inspection terms and requested repairs can also matter.

4. The specific local market. National headlines are a starting point, not a pricing strategy.

The goal is not to negotiate simply for the sake of negotiating. It is to understand where the seller may have flexibility while structuring an offer that fits the property, the comparable sales, and your broader affordability strategy.

A mortgage is one of the biggest financial decisions you will make. I do not believe it should start with a rushed quote or a quick pre-qualification.

It should start with you. Your goal. Your timeline. Your full financial picture.
