Follow for more!

Qualifying for an investment property is not always as straightforward as people think.

A lot of investors assume personal income is the only thing lenders care about.
It is not.

Sometimes the property itself changes the equation.

The right loan strategy matters.
Cash flow matters.
How income is measured matters.

Before you pay off debt to buy a house, watch this.
Caption: I get it. You want to do everything right before you apply for a mortgage.
So you start paying things off. Closing accounts. Moving money around. It feels responsible. It feels smart.
And then you sit down with a mortgage advisor and find out the move you made three months ago quietly worked against you.
I have seen it happen more times than I can count.
Here is the thing. Mortgage approval is not always about having less debt. It is about how your credit, debt, income, and cash flow all work together at the same time.
Sometimes paying off the wrong account does not move the needle enough. Sometimes using too much cash creates a bigger problem than the debt itself. Sometimes closing an account does more damage than leaving it open.
The right question is not "what should I pay off?" The right question is "which move actually gives me the strongest approval?"
That question changes everything.
Before you make any financial moves, let me look at the full picture with you first. One conversation. No pressure.
DM me before you start paying things off.

Send this to someone thinking about going 1099.

Making more money doesn’t always mean qualifying for a bigger mortgage.

If you switch from W-2 to 1099, your new income may not be usable right away for a home loan.

A simple timing mistake can delay your home purchase.

Know the rules before you make the move.

Covered and accounted for. 👍

Save this before making an offer.

One of the biggest surprises for new homeowners isn’t the mortgage.
It’s the property taxes.

The taxes you see today are based on the current owner’s assessment.

After you buy, they may be reassessed, which can increase your monthly payment.

Know the full payment before you get surprised later...

You may be more ready to buy a home than you think. Here is what I see every week.
Caption: I have been a mortgage advisor since 1995 and one of the most common things I hear from buyers is some version of "I am just not ready yet."
And when I ask why, it is almost always one of the same five assumptions.
They think they need perfect credit. They think they need 20% down. They think the process is going to be complicated and stressful. They think they need to fix everything before they even have a conversation. They think waiting is the safe move.
Here is the truth. Waiting without a plan is not safe. It is just expensive.
While you are waiting, rates change. Prices change. Your financial situation changes. And you are still no closer to knowing whether you were actually ready six months ago.
A mortgage conversation does not mean you have to buy tomorrow. It means you stop guessing and start knowing.
You find out where you actually stand. What your real options are. What payment makes sense for your life. How much cash you actually need. And if you are not ready yet, you find out exactly what to work on.
That is not pressure. That is just useful information.
If you have been putting off this conversation because you assumed the answer would be no, let's find out what the answer actually is.
DM me or call me directly. The conversation is free.

Realtors, you do not need more leads. You need fewer deals falling apart.
Caption: I have been a mortgage advisor since 1995 and I can tell you exactly where most deals go sideways.
It is not the market. It is not the buyer's fault. It is usually that the financing was not handled right from the beginning.
The buyer did not fully understand their payment. Nobody prepared them for cash to close. A credit issue showed up after they were already under contract. The lender disappeared after sending the pre-approval letter.
Sound familiar?
Here is the truth. A pre-approval letter is not the same as a prepared buyer. And a lender who just processes paperwork is not the same as a lending partner who protects your transaction.
What I actually do for the Realtors I work with:
Prepare buyers before they start shopping, not after
Explain the full numbers clearly so there are no surprises
Review the file properly so issues come up early
Communicate through the entire process
Solve problems fast before they kill the deal
Keep your buyer calm so you do not have to
Because your time is too valuable to babysit a deal that should have been handled on the lending side.
Realtors, if you are tired of deals falling apart at the finish line, let's connect. I would love to be the lender that makes your life easier.
