Pre-qualified or pre-approved? These two terms get used interchangeably all the time and they are not the same thing. Understanding the difference could be the reason your offer gets taken seriously or gets passed over.
Here is the breakdown.
Pre-qualification is based on information you share, typically involves a soft or no credit check, gives you a ballpark estimate of what you might qualify for, and can be ready in minutes. It is a useful starting point but it is just an estimate.
Pre-approval is based on verified documents. It includes an actual credit pull. It produces a written pre-approval letter. And sellers take it seriously because it carries real weight.
One is an estimate. The other is a commitment that sellers trust.
If you are making a real offer on a home you want pre-approved, not pre-qualified. In a competitive market showing up with only a pre-qualification letter is the equivalent of showing up without one at all in the eyes of a motivated seller and their listing agent.
