I can’t tell you how many conversations I’ve had with people who thought buying a home wasn’t possible because of their credit, income, savings, or something else entirely.

And sometimes, there’s a solution available RIGHT NOW that they didn’t even know existed!!

One of the biggest misconceptions I still hear from buyers?

That they need 20% down to purchase a home.

For many buyers, that’s simply not true!

Depending on the loan program and eligibility, there may be options requiring 3%, 3.5%, or even 0% down.

But here’s the important part: putting less down isn’t automatically better, either.

I want to look at your monthly payment, mortgage insurance, cash reserves, and overall financial goals before deciding which direction makes the most sense.

Interest rate matters. A LOT.

But it’s not the only number I’m looking at when we put a home purchase together.

I care about the payment you’re actually comfortable with, how much cash you’ll have left after closing, what we can negotiate, how seller credits could be used, and what the entire deal looks like once we put all the pieces together.

Especially in this market, I don’t want one scary number making the entire decision for you.

Let’s look at ALL of them.

A lower price is great. But it’s not the ONLY way to make a deal better.

Especially in this rate environment, seller credits can sometimes give us options that have a bigger impact on your monthly budget.

Seller credits are becoming an incredibly important negotiating tool in this rate environment.

If a buyer is asking for a credit and the seller needs to counter, don’t automatically assume reducing the credit is the same as increasing the purchase price.

For some buyers, those dollars can be used strategically toward eligible financing costs or an interest-rate buydown and have a MUCH bigger impact on monthly affordability than the same reduction in purchase price.

Every transaction is different, so let’s run the numbers before deciding where to counter.
