Mortgage rates continued to creep higher last week, helped along by rising oil prices and markets pricing in a possible Fed rate hike this month after Fed Chair Warsh's comments in Jackson Hole and stronger-than-expected jobs data.

This week features a focus on inflation, and if it comes in higher than expected it will pressure rates higher. Rates will also be influenced by oil prices, which continue to rise. It looks likely that mortgage rates will continue to creep higher unless something unforeseen happens this week.

โ€ข The Fed: Mortgage rates currently reflect about a 60% chance of a Fed rate hike this month, and if inflation comes in hot, that could increase. Mortgage rates rise ahead of actual Fed rate hikes, so if markets anticipate a hike after this week's data, it will push mortgage rates higher to end the week.
โ€ข Inflation data: Wholesale inflation data comes out on Thursday, with consumer inflation data on Friday. If inflation comes in hotter than expected, it could push mortgage rates up to end the week.
โ€ข Oil: If oil prices continue to rise this week, it will pressure mortgage rates higher.

โ€ข The Fed: Fed Chair Warsh's Jackson Hole speech last week raised concerns that the Fed may hike rates as soon as the next Fed meeting in September to fight stubborn inflation. There is some concern the Fed may hike rates twice before the end of the year, despite upcoming midterm elections.
โ€ข Labor data: Several jobs reports come out this week, with Friday's BLS jobs report being the most important. The report will show how many jobs were created in August as well as the unemployment rate. Weak job numbers could help mortgage rates, while stronger numbers could increase the chances of a Fed rate hike in September.

Renting can be a great option, but if you've been dreaming of a place to truly call your own, it may be time to explore what homeownership could look like for you.

With the right mortgage plan, buying a home may be more achievable than you think. Understanding your financing options, budget, and loan programs is the first step toward turning your dream into reality.

Stop wondering "what if" and start discovering what's possible. Your future home could be closer than you imagine. ๐Ÿ”‘

Starting a new job while buying a home? Hereโ€™s what I want you to know. ๐Ÿ‘‡

Please talk to me before you put in your notice. ๐Ÿ˜…

Changing jobs doesnโ€™t automatically mean you canโ€™t buy a home, but the timing matters.

If youโ€™re starting a new job, Iโ€™m going to need to know:

๐Ÿ‘‰ When is your last day at your current job?
๐Ÿ‘‰ When does the new job officially start?
๐Ÿ‘‰ What will your new pay be?
๐Ÿ‘‰ Are there any conditions you still have to complete?
๐Ÿ‘‰ When are we planning to close?

Depending on your loan type, we may also need an offer letter and additional documentation before we can use that new income to qualify.

This is one of those situations where Iโ€™d much rather you call me before making the change than tell me after everything is already in motion. ๐Ÿ˜‚

Changing jobs? Moving money around? Making a big purchase?

When youโ€™re buying a home, keep your loan officer in the loop. A quick conversation can save us both a headache later. ๐Ÿ™Œ

Rates aren't likely to make any big jumps this week, but could creep a little higher depending on oil prices and the outlook for long term bond yields. If yields rise, mortgage rates will creep higher with them. The most likely way we could see rates surprise us and move lower would be a breakthrough in the Middle East that helps drive oil prices down.

โ€ข The Middle East: There's no end in sight for the impasse with Iran, which means we're unlikely to see an increase in shipping traffic through the Strait of Hormuz that would help bring oil prices down. Elevated oil prices will continue to put upward pressure on mortgage rates.
โ€ข The Treasury: Treasury Secretary Scott Bessent is looking for ways to bring down longer-term bond yields, which could help keep mortgage rates from moving much higher or even help them improve slightly. However, it would take something significant to push bond yields much lower and bring mortgage rates down.

Mortgage rates started the week moving higher, but fell after both consumer and wholesale inflation data for July showed prices moderating across a range of goods and services, reducing the chances that the Fed will hike its policy rate in September.

There's not much economic data that could move rates this week, which will leave markets to follow headlines instead. Although it is unlikely rates will move much lower from here, the good news is that they are also unlikely to make any big jumps this week. However, they could creep slightly higher.

โ€ข The Middle East: Oil prices remain elevated but continue to hold steady. If Brent crude remains below $90/barrel, that will help keep mortgage rates from moving significantly higher. However, if oil prices increase this week, expect mortgage rates to increase as well.
โ€ข The Fed: Markets recently were pricing in the likelihood of a Fed rate hike at the September meeting. Markets are now speculating that a rate hike isn't likely until the December meeting, which has taken some pressure off mortgage rates because they generally price in expected Fed action early.

People call me with ALL kinds of things they assume are dealbreakers.

๐Ÿ›‘If your pieces feel like theyโ€™re all over the place, message me. Iโ€™ll take it from here! ๐Ÿ’ช

Student loans in deferment.
Car you cosigned for someone.
Some time self employed where write-offs made your income look so low.
Bonus thatโ€™s half your pay.
Money you know someone could gift you, but you assume you canโ€™t accept it or use it.
Credit cards you think you need to close to โ€œclean things upโ€.
A bunch of debt balances you assume you should use your savings to pay off before you can buy.

You donโ€™t need to know which of those matter, or how much they matter.
Thatโ€™s what Iโ€™m here for!!

Half your list might not be as big of an issue as you think. Or there might be a very specific order in which you should handle things before you do anything else in order to get preapproved sooner. You canโ€™t look this stuff up. The answer depends on the FULL picture brought together about your unique situation.

By the end of a phone call, you have a whole plan. Not a pile of paperwork and notes.

Nothing about your life has to change necessarily! You just need someone who knows how to make all the pieces fit together.

Message me and letโ€™s sort it out.
