Most loan officers are great at getting you a mortgage.

That's not really what I do.

I work best with move-up buyers, the ones who already own a home, have built equity, and are trying to figure out how to use it smartly to get into the next one without making a costly mistake in the process.

That transition is more complicated than most people realize. You're selling and buying at the same time, managing timing, pulling equity, and making decisions that affect your financial picture for the next 10 to 20 years. One wrong move and you leave serious money on the table.

What I bring to that conversation is strategy. Not just "here's your rate and your payment." More like, "here's how this decision fits into where you're trying to go, and here are the options you probably didn't know you had."

Most of the people I end up pre-approving to buy a home are actually in BETTER shape than they think.

There are a ton of misconceptions out there about what it actually takes to buy a home. Down payment, credit score, job history, all of it.

If you're renting right now but want to own a home at some point, (even if thats years from now) this is good to know.

I built a quiz that takes about 2 minutes. No credit pull or anything. It just tells you what kind of shape you're in.

You'll either see if you're in a good spot to buy, or find out what you need to work on. Either way, it's a great use of 2 minutes.

Helped move-up buyers close on their dream home a few months ago. When they first reached out to me, they were convinced they were at least a year away from being ready, because they thought they had to sell their current house before buying their next home.

Turns out they didn't have to sell first like another lender told them.

I shared the details of our buy before you sell program, which allowed them to make a non-contingent offer when their dream home came on the market.

The transition was so smooth, since they had time to move and get settled before dealing with selling their current home.

This happens more often than you'd think. A lot of people are closer than they realize and they're just sitting on the sideline waiting for something that's already here.

Crazy how many people still think you need 20% down to buy a house.

I talk to people every week who think they need to save $60,000 or $80,000 before they can even start the process. That's a ton of money, and that number keeps them renting for years when they could have actually bought a home.

There are loan programs that let you buy with 3% down. That's only $12,000 on a $400,000 house. Some programs let you do even less.

If you're a veteran, you can buy with zero down. The math on what you really need is probably way lower than what you've been assuming or told in the past.
