Last night I had the incredible opportunity to present my favorite topic for Wounded Warrior Project.

Prior to getting this invitation to be a presenter, I did not know that Wounded Warrior offers a downloadable phone app that allows veterans to sign up for educational classes and webinars on topics pertinent to their needs.

It’s such an honor to have been considered for this, and it was a very fun experience.

🇺🇸 VA One-Time Close Construction Loan in Alabama 🇺🇸

We closed this VA OTC construction loan in Alabama back in April for a veteran family building a beautiful custom barndominium with a fellow veteran at Ranger Construction.

One of the biggest advantages of the VA One-Time Close program is flexibility, and this loan is a perfect example.

✔ Building on land they already owned
✔ Keeping their current home during construction
✔ Only brought about $600 to closing
✔ No mortgage payments until construction is complete and the loan converts to the final mortgage

That means they can stay comfortably in their current home while their new one is being built without the pressure of juggling two full mortgage payments during construction.

This is why understanding how to structure VA construction loans matters. When done correctly, these loans can create opportunities most people don’t even realize exist.

🇺🇸 VA One-Time Close Construction Loan in Mississippi 🇺🇸

We closed this VA construction loan back in April for a dual-veteran couple building their forever home in Mississippi.

Two years ago, they purchased 23 acres of land with one goal in mind… building the home where they planned to settle down for good.

To make that dream happen, they sold their previous home and are currently living in an RV on their property while construction begins.

That level of commitment and patience is something we see often with veterans building custom homes, and it’s exactly why these loans have to be handled correctly from the beginning.

With a VA One-Time Close construction loan, we were able to structure the land payoff and build together into one loan so they could move forward with confidence and finally begin building on the property they’ve been planning around for years.

Now the waiting and planning turns into progress.

🏡 FHA Purchase in Tennessee
Fast Pivot, Strong Finish

These buyers came to us at the end of January in a panic.

They were trying to move forward with an FHA One-Time Close construction loan, but their previous lender refused to approve their builder.

After doing some research, they found that we had successfully closed multiple FHA OTC loans with the exact builder they wanted to use and reached out.

We got them approved quickly, and they started making moves to increase their budget by paying off a few accounts.

Then everything changed.

A newly built home, almost identical to the one they were planning to build, hit the market.

We pivoted immediately.

By the start of March, they were under contract…
and just 3 weeks later, they were closed.

(Only reason it wasn’t faster is because the seller couldn’t close any sooner.)

Sometimes the best plan is the one you didn’t expect — as long as you have the right team to adjust quickly.
